What is BREEAM?
BREEAM (Building Research Establishment Environmental Assessment Method) is the world's leading sustainability assessment method for buildings. A BREEAM rating demonstrates that a building has been designed, constructed, and operated to a high standard of environmental performance.
For developers, architects, and construction firms, achieving a BREEAM rating is increasingly a planning requirement, investor expectation, and market differentiator. WM Sustainability provides the full assessment service — from early-stage pre-assessment advice through to final certification.

New Construction
BREEAM New Construction provides a comprehensive framework for assessing the sustainability performance of commercial, residential and mixed-use developments. We support project teams from RIBA Stage 2 through to practical completion and beyond, helping to integrate sustainability throughout the design and construction process and achieve targeted BREEAM ratings.
Refurbishment & Fit-Out
For existing buildings undergoing major refurbishment or fit-out, BREEAM Refurbishment & Fit-Out provides a structured approach to improving environmental performance. Assessments can cover the building’s shell and core through to the fit-out of individual spaces, depending on the scope of works.
Bespoke
BREEAM offers a range of established assessment schemes, but not all projects fit neatly within a standard framework. We can assess using bespoke, project-specific assessment criteria to suit the projects requirements and where appropriate, combine assessment approaches, such as integrating New Construction and Refurbishment assessments within a single project.
New Construction - Residential
BREEAM Residential, formerly known as the Home Quality Mark, assesses the sustainability and environmental performance of new-build residential developments. It provides a robust framework for demonstrating environmental credentials while supporting the creation of healthier, more efficient and sustainable homes for residents.
Our Process
How we work
Pre-Assessment
We review your project at RIBA Stage 2 or 3 to advise on the achievable rating, identify quick wins, and flag any design constraints early.
Design Stage Assessment
We work alongside your design team throughout RIBA Stages 3–5, gathering evidence, issuing credits, and providing regular progress reports.
Post-Construction Review
On completion, we carry out the post-construction review, verify as-built evidence, and submit the assessment to BRE for certification.
Certification
BRE issues the final BREEAM certificate. We manage the submission process and liaise with BRE on your behalf throughout.
